At the same time, ENFIA is applied annually to real estate rights held on 1 January and takes into account property characteristics such as location, area, use, age, and floor.

What International Buyers Should Know Before Purchasing Property in Greece

Before completing a property purchase in Greece, an international investor should understand that valuation, legal due diligence, technical checks, and the actual property transfer are separate stages.

A foreign resident can obtain a Greek Tax Identification Number (AFM), including through an electronic application process and, in eligible cases, identification by video conference.

For a property sale, the Greek notary prepares the electronic property-transfer file. The buyer and seller authorize the notary, the required documentation is collected, the relevant tax is paid, the notarial deed is signed, and the deed is subsequently submitted for registration with the Hellenic Cadastre.

The Hellenic Cadastre records legal and spatial information on Greek real estate, including property rights and encumbrances, making cadastral verification an important part of the broader due diligence process.
